Job Purpose

This position is responsible for all aspects of preparing loans for final decision as well as ensuring all loan documentation is digitized, reviewed and meets product and program guidelines. This position ensures the integrity of loan data in the mortgage system. This position is responsible for managing appraisal, title, mortgage insurance, and flood insurance vendor relationships to ensure timely receipt of vendor work to meet purchase contract dates and predetermined closing dates. The position routinely and proactively communicates with mortgage consultants, underwriters, closers, borrowers, realtors, builders, bank partners and other participants in the mortgage process to ensure an efficient, qualitative and satisfactory lending experience.

Job Duties

  • Prepares all residential loans for final decision as well as ensuring all documentation is digitized, reviewed and meets product and program guidelines. Based upon experience and knowledge, this position may process loan types such as FHA, VA, FHLB and USDA.
  • Order and review appraisal reports to determine loan to value ratios and acceptable collateral standards.
  • Address appraisal deficiencies in partnership with appraisal companies.
  • Verify and analyze W2s, personal and business tax returns, and financial statements to calculate debt to income ratios.
  • Order and review title reports, title policies, surveys and endorsements to determine vesting and lien position.
  • Clear title deficiencies in partnership with title companies.
  • Order and review flood searches, UDMs, VOAs, VOEs, and VORs.
  • Fulfill and validate underwriter and LP/DU/DO/GUS conditions.
  • Ensures capture of required signatures and dates of preliminary package documents.
  • Verify and digitize all customer and third party provided loan documents.
  • Complete data entry and ensure data integrity within the loan origination system.
  • Communicate loan status with mortgage consultants, closers, borrowers, realtors, builders, bank partners and other participants in the mortgage process.
  • Prepare Notice of Action/Statement of Denial.
  • Have knowledge of Bank policies, procedures, products and services.
  • Have knowledge of investor and agency guidelines, products and programs.
  • Will complete special projects as assigned.

Education, Experience and Job Skills

  • Bachelor's or Associate's degree or 2+ years of processing or related mortgage experience.
  • Knowledge of Reg B (ECOA), Reg C (HMDA), Reg X (TRID) and Reg Z (TILA) requirements.
  • Knowledge of Fannie, FHA, VA, and USDA programs.
  • Knowledge of Encompass a plus.
  • Ability to analyze personal and business tax returns.
  • Ability to analyze appraisals and titles.
  • Ability to work in a fast paced, task and detailed oriented environment
  • Proficient use of technology.
  • Strong analytical and problem solving skills.
  • Strong oral and written communication skills.

Basic Qualifications

  • Bachelor's or Associate's degree or 2+ years of processing or related mortgage experience.
