About the team

A Cincinnati-based organization seeks a Director for our North American and Latin America Facilities Management with experience in Facilities Maintenance and Operations that align to business unit strategies and increase efficiency and effectiveness through the development, implementation, and monitoring of an effective strategy to enhance employee experience, reduce negative cashflow, support business growth, maintain continuity of operations, and provide for the safety and security of all employees. The applicant will join a Global Facilities team and serve as the subject matter expert on all NA & LATAM facilities matters. The applicant will be responsible/assist with establishing policies and standards affecting global facilities program activities internationally. The applicant provides direction and technical support in developing and maintaining country programs' context-specific global facility operational plans.

What you will be doing

  • Prioritizes, coordinates and monitors completion of work requests/orders for all facility maintenance issues handled by staff or vendors.
  • Oversee the management of our facilities maintenance databases, ensuring that all asset data is accurate and up to date.
  • Maintains a stable work environment by ensuring all maintenance on critical support equipment is completed and equipment is working at expected capacity.
  • Plan facilities organizational structure to accommodate growth and change in priorities.
  • Determines needs for equipment leases, purchases and services.
  • Negotiates contracts with vendors and maintains vendor relationships.
  • Oversight and responsibility for all facets of the NA & LATAM budget, i.e. purchase orders, monthly accruals, OpEx and CapEx planning.
  • Participate in the investment analysis for all significant construction/redevelopment/ projects to ensure appropriate allocation of capital and return on investment to e\ensure projects meet specifications and budgets.
  • May act as liaison to leasing and property management organizations and planning commissions.
  • Ensure necessary licenses and permits are obtained and maintained accordingly.
  • Ensures adequate facilities, equipment and furnishings are available and properly maintained.
  • Depending on size of facility/business, may oversee staff responsible for multiple areas, i.e., engineering, real estate, maintenance, food services, physical security, etc.
  • May oversee physical security function at assigned location(s) to provide a safe work environment while protecting company and client assets.
  • Makes decisions regarding vendor selection for facility services and hands-on facility worker duties and manages activities of vendors performing service on equipment within the facility.
  • Research costs for various projects including labor and materials; report findings to senior management for approval.
  • Develops, implements and monitors emergency procedures ensuring disaster recovery, safety and OSHA plans are in place and ensures compliance.
  • Ensures inspections are conducted to verify facility is in safe operating condition and to correct any issues found.
  • Oversees and performs work in accordance with local and national building and maintenance codes and must stay up to date on changes to these codes.
  • Other related duties assigned as needed.

What you bring:

  • Knowledge of facilities functions and procedures, i.e., building codes, electrical systems, furniture, space design, building materials, real estate and security.
  • Knowledge of project management methods and techniques.
  • Proficiency in effectively leading and managing staff members.
  • Excellent verbal and written communication skills to technical and non-technical audiences of various s levels in the organization, e.g., executive, management, individual contributors.
  • Excellent problem solving, team and time management skills managing multiple deadlines for self and others.
  • Proficiency in evaluating the performance capabilities of subordinates as well as counsel subordinates in development and/or corrective discipline.
  • Proficiency in making projections of future expenses based on analysis of cost effectiveness of past expenditures.
  • Proficiency to operate independently.
